If you are renting your commercial property and the EPC rating comes back as F or G, you are required to carry out the recommended works to make your commercial property more energy efficient up to a cost of £3,500. You do not need to get an EPC if you are renting your commercial property from someone else. Landlords can make improvements to their properties (should they fall into the F or G categories) at no cost of their own by calling on third party finance. It is in a landlord’s best interests for their properties to be as energy efficient as possible, as this should will appeal to tenants. The prospect of lower energy bills and a warmer, better insulated property will always prove attractive to tenants. And if the landlord ever experiences a void period, and has to cover the energy bills, both the landlord and their tenants will benefit from the savings. Commercials need energy-saving measures just like the rest of us, and EPC can help them achieve this. If you are considering buying a property, ask the selling agent for a copy of the Energy Performance Certificate. Since it’s required by law, they should be able to send one over immediately. However, if the estate agent is slow in getting back to you, or you want to find out in a hurry, you can check the EPC register. This is the Governments database of all EPC’s that have been issued for properties. All you need is a postcode and a house number and you can get the latest EPC for free. During an EPC survey the DEA collects data about the size of the property, the heating& hot water system, internal or external insulation, glazing and presence of any existing energy saving items. The survey can usually be completed in around 30 minutes and the Landlord need not be present, although may be required to answer certain questions about the property at a later stage. Commercial Energy Assessors or Non Domestic Energy Advisors (NDEA’s) are professionals providing green economy sector services to the architects and other industries. NDEA can perform a detailed energy assessment of the building and provide the Non-Domestic Energy Performance Certificates (EPC) that indicates how energy efficient the site is. It is easy to guess that NDEA’s are assessing mostly the commercial building rather than private properties which makes their job character slightly different than DEA professionals (Domestic Energy Assessors). When you market your building for sale or rent, your agent will need the EPC as s/he is legally required to include the energy performance indicator from the certificate on any commercial media for that property. This could include brochures, newspaper advertisements and property websites. A simple for sale or for let board or sign would not require the energy performance indicator to be included. EPC Breakdown

Obtaining an EPC rating of at least “C” and, ultimately “, B” will undoubtedly be challenging. This limit will increase to £10,000 when the minimum required EPC rating increases. Through the Green Homes Grant, the government assists landlords in covering a portion of the expenditures. As part of the UK government’s net-zero by 2050 pledge, under the Minimum Energy Efficiency Standards (MEES), first introduced in 2018, it’s unlawful for landlords to grant new leases or renewals of existing ones on commercial properties with an Energy Performance Certificate (EPC) below E. Energy efficiency measures can support good physical and mental health primarily by creating healthy indoor living environments with healthy air temperatures, humidity levels, noise levels, and improved air quality. The assessor will need to access all rooms, including any lofts or extensions. They will also be required to inspect your heating systems and controls, take measurements and take photographs of all key data included in the survey. An Energy Performance Certificate (EPC) is required by law to be provided to buyers of property within the UK. Landlords also have to provide EPCs to their tenants. Since 2018, buy-to-let (BTL) properties have been required to have a rating of at least E and above. By the 1st of April 2020, the MEES (Minimum energy efficiency standards) state all current tenancies within the UK must also be at least a rating of E. If you don’t get an EPC for the property when required, you will be faced with a fixed fine of £200. Which can be charged for every day you have marketed the property without one. There is a 7 day grace period to rectify the situation and this is easily done by simply booking an EPC. Once booked the property is legal to market and the EPC certificate can be with you in 48 hours of inspection. Once issued, your EPC is valid for 10 years, and stored on the national EPC register. That lets any potential buyers/renters do quick checks on properties they’re interested in. Clearly, the better your rating, the more attractive your home. If you’re letting out your property it must have a minimum EPC rating of E unless you qualify for certain exemptions. However under the Minimum Energy Performance of Buildings Bill the government wants to increase this to a minimum EPC rating of C for new tenancies from 2025 and for all rental properties by 2028, where practical, cost-effective and affordable. However these proposals have yet to become law so this could change. Put simply, an Energy Performance Certificate (EPC) tells you how energy efficient a property is. Factors such as carbon dioxide emissions and heating costs are taken into consideration to give the property an EPC rating. An EPC is required every time a property is put up for sale or rent. It is the owner or landlord who is responsible for providing an EPC to any prospective buyer or tenant. This should be done no later than the day on which a viewing is carried out, or written information is provided about the premises.
