We talked with an appreciable amount of people in relation to Professionally Qualified Domestic Energy Assessors and collated the following findings. I hope you find it helpful.

Display energy certificates (DEC's) show the energy performance of a building based on actual energy consumption. For certain types of building, they must be displayed prominently in a place visible to the public and are intended to raise public awareness of the energy use of buildings. An EPC is the industry standard in building and is defined clearly by legislation. All new build properties need an EPC in their pack for potential buyers. They are also required if a property is changing its purpose, such as a commercial property becoming domestic, as well as any residential property built from 6th April 2008. With new build properties, the EPC’s can only be conducted by On Construction Domestic Energy Assessors (OCDEA’s). This is part of an accredited Government approved scheme. An Energy Performance Certificate is broadly similar to the certificates found on many domestic appliances. A Certificate gives the building an asset rating based on its energy efficiency, but does not take into account how the property is used by the occupiers. The Certificate will give the building an effieicency rating from A (high) to G (low). The Certificate will also show the building's environmental impact by indicating its carbon-dioxide emissions. If you are renting your commercial property and the EPC rating comes back as F or G, you are required to carry out the recommended works to make your commercial property more energy efficient up to a cost of £3,500. You do not need to get an EPC if you are renting your commercial property from someone else. Landlords can make improvements to their properties (should they fall into the F or G categories) at no cost of their own by calling on third party finance. It is in a landlord’s best interests for their properties to be as energy efficient as possible, as this should will appeal to tenants. The prospect of lower energy bills and a warmer, better insulated property will always prove attractive to tenants. And if the landlord ever experiences a void period, and has to cover the energy bills, both the landlord and their tenants will benefit from the savings. Commercials need energy-saving measures just like the rest of us, and EPC can help them achieve this. By implementing the right EPC measures, businesses can save up to 40% on their energy bills each month.



If you are considering buying a property, ask the selling agent for a copy of the Energy Performance Certificate. Since it’s required by law, they should be able to send one over immediately. However, if the estate agent is slow in getting back to you, or you want to find out in a hurry, you can check the EPC register. This is the Governments database of all EPC’s that have been issued for properties. All you need is a postcode and a house number and you can get the latest EPC for free. During an EPC survey the DEA collects data about the size of the property, the heating& hot water system, internal or external insulation, glazing and presence of any existing energy saving items. The survey can usually be completed in around 30 minutes and the Landlord need not be present, although may be required to answer certain questions about the property at a later stage. Commercial Energy Assessors or Non Domestic Energy Advisors (NDEA’s) are professionals providing green economy sector services to the architects and other industries. NDEA can perform a detailed energy assessment of the building and provide the Non-Domestic Energy Performance Certificates (EPC) that indicates how energy efficient the site is. It is easy to guess that NDEA’s are assessing mostly the commercial building rather than private properties which makes their job character slightly different than DEA professionals (Domestic Energy Assessors). When you market your building for sale or rent, your agent will need the EPC as s/he is legally required to include the energy performance indicator from the certificate on any commercial media for that property. This could include brochures, newspaper advertisements and property websites. A simple for sale or for let board or sign would not require the energy performance indicator to be included. Research around non domestic epc register remains patchy at times.

EPC Breakdown

Obtaining an EPC rating of at least “C” and, ultimately “, B” will undoubtedly be challenging. So, you’ll need to use the available resources effectively and implement the recommendations in your EPC report. Currently, £3500 is the maximum amount spent on energy efficiency. This limit will increase to £10,000 when the minimum required EPC rating increases. Through the Green Homes Grant, the government assists landlords in covering a portion of the expenditures. This grant covers approximately two-thirds of the costs up to £5000. A new EPC is not required each time there is a change of tenancy, or the property is sold, provided it is no more than 10 years old. Where more than one is produced, the most recent EPC is the valid one. Commercial EPC assessments generally offer both level 3 and 4 certification on all building types. There are Minimum Energy Efficiency Standards (MEES) that buildings must meet before they can be leased. Should your rating fall below the minimum requirements, many surveyors will be able to help guide you through the process to gain compliance with the new regulations. As part of the UK government’s net-zero by 2050 pledge, under the Minimum Energy Efficiency Standards (MEES), first introduced in 2018, it’s unlawful for landlords to grant new leases or renewals of existing ones on commercial properties with an Energy Performance Certificate (EPC) below E. Energy efficiency measures can support good physical and mental health primarily by creating healthy indoor living environments with healthy air temperatures, humidity levels, noise levels, and improved air quality. A service such as a epc commercial property is an invaluable asset in the heady world of business.

The average house emits around six tonnes of CO2 per year, refurbishment will often bring this rate down considerably. Whether it be carbon reduction, fuel savings or energy efficiency overall, an EPC can tell you where you building is rated now, with good recommendations tailored to your own property for how to improve its rating. An EPC is an Energy Performance Certificate that contains information about a property’s energy efficiency. It rates the property from A to G, with A being the most energy efficient and G being the least. EPC surveys are carried out by EPC assessors in England, Wales and Northern Ireland and Domestic Energy Assessors in Scotland. Once completed, your Energy Performance Certificate is valid for 10 years. An Energy Performance Certificate (EPC) is a legally valid document which provides an energy efficiency rating (displayed on an A-G scale) in relation to a property’s running costs. This rating will take into account the potential energy performance of the property itself (the fabric) and its services (heating, lighting, hot water etc). If you are a residential homeowner, commercial property owner or a landlord, looking to sell, rent or lease your property, you are now required by law to possess an energy performance certificate (EPC). An EPC will look like the multi-coloured sticker that you see on new household appliances. It will include an energy efficiency rating, the estimated costs of running your home and a summary of energy performance related features. Maximising potential for mees isn't the same as meeting client requirements and expectations.

Energy Performance Related Features

If you’re selling or renting out your home, you need to provide your prospective buyers or tenants with an EPC. You should give a copy to your estate agent. It is the responsibility of the seller or landlord to organise and pay for the EPC - you should never be asked for money for an assessment to be carried out if you are a buyer or tenant. There’s no ‘pass’ and ‘fail’ system for EPCs – only the grading of your property’s energy efficiency from A-G. However, if you’re renting out your property, it must have an EPC rating of at least E to be legally let. An EPC energy assessor will need to visit your property to conduct an energy survey. The assessor will need to access all rooms, including any lofts or extensions. They will also be required to inspect your heating systems and controls, take measurements and take photographs of all key data included in the survey. An Energy Performance Certificate (EPC) is required by law to be provided to buyers of property within the UK. Landlords also have to provide EPCs to their tenants. Since 2018, buy-to-let (BTL) properties have been required to have a rating of at least E and above. By the 1st of April 2020, the MEES (Minimum energy efficiency standards) state all current tenancies within the UK must also be at least a rating of E. If you don’t get an EPC for the property when required, you will be faced with a fixed fine of £200. Which can be charged for every day you have marketed the property without one. There is a 7 day grace period to rectify the situation and this is easily done by simply booking an EPC. Once booked the property is legal to market and the EPC certificate can be with you in 48 hours of inspection. Conducting viability appraisals with respect to commercial epc is useful from the outset of any project.

Once issued, your EPC is valid for 10 years, and stored on the national EPC register. That lets any potential buyers/renters do quick checks on properties they’re interested in. Clearly, the better your rating, the more attractive your home. If you’re letting out your property it must have a minimum EPC rating of E unless you qualify for certain exemptions. However under the Minimum Energy Performance of Buildings Bill the government wants to increase this to a minimum EPC rating of C for new tenancies from 2025 and for all rental properties by 2028, where practical, cost-effective and affordable. However these proposals have yet to become law so this could change. Put simply, an Energy Performance Certificate (EPC) tells you how energy efficient a property is. Factors such as carbon dioxide emissions and heating costs are taken into consideration to give the property an EPC rating. An EPC is required every time a property is put up for sale or rent. To determine whether investing in energy-efficient buildings would be worth your while, weigh all the pros and cons, including upfront costs, long-term savings, and tax credits. Energy-efficient buildings are designed to reduce energy use and cut down on waste and emissions. Installing energy-efficient features in your home can result in utilities bill saving that can add up significantly in the long-term. The local weights and measures authority, which will be the Trading Standards department for the area, is responsible for enforcing the regulations that require EPCs to be produced for rented dwellings. An authorised Trading Standards officer (TSO) has powers to ask a landlord who appears to be or to have been under a duty in the regulations to produce for inspection an EPC and recommendation report if the TSO suspects that an offence has been committed. You may be asking yourself how does a mees regulations fit into all of this?

Fast And Accurate Results

Not all buildings need an EPC. Firstly, only properties being listed for sale or for rent need an EPC. A house not currently on the market does not need an EPC. Secondly, there are some exceptions that apply, even to properties listed for sale or rent. These include places of worship, listed buildings, and some temporary buildings. You can check the full list on the Governments website. From experience, we have found that buildings with a current EPC rating of E may also be affected by the MEPS legislation, as if no works have been completed on the property, it may fall below the minimum standards upon re-assessment. This is because since EPC legislation was introduced in 2008, there have been changes to the way an EPC is calculated. It is the owner or landlord who is responsible for providing an EPC to any prospective buyer or tenant. This should be done no later than the day on which a viewing is carried out, or written information is provided about the premises. At the very latest, an EPC must be provided when a contract to sell or let premises is arranged - see Energy Performance Certificates for the sale of business premises[1].
